Purchasing new construction or “new builder homes” can be exciting. As a homeowner, you can essentially design your dream house, choosing styles and upgrades for the kitchen, flooring, bathroom materials, etc. One upgrade that is rarely sold in most home developments, however, is the deck. When you drive through these communities, you might notice that instead of first or second story decks, there will be French or sliding glass doors with a piece of fence placed directly in front of it. This is so the homeowner can add the deck as an upgrade, or purchase the home as is and build the deck after closing. As we all know, life happens, so sometimes decks don’t get built for years, if ever!

FDC Project Consultant, Steve Nehus worked with new homeowners in Owings Mills, Maryland to complete their new deck, so they could spend more time enjoying the outdoor space the house was always meant to have! Like many new builder communities, our customers needed to adhere to their HOA rules and regulations for additional structures. Steve helped design a beautiful, functional outdoor space that not only satisfied the HOA but also complements the home’s design and stays true to the customer’s vision.

Our hardworking crews constructed a 40′ x 12′ frame to support 496 sq. ft. of TImberTech Antique Leather decking using hidden fasteners. This beautiful hue found in the TimberTech Reserve collection was inspired by reclaimed wood with a heavy wire-brushed finish that highlights the classic cathedral wood grain pattern. A Dark Roast feature board is used around the perimeter of the deck for a beautiful accent, as well as for the seam board in the center of the deck.
White Washington-style railing with tightly spaced black aluminum balusters safely secure the second story deck. For a more clean, finished look, the deck was wrapped with white vinyl fascia and designed with mitered corners and Cortex plugs. All front, back and side beams were wrapped, and all support posts were sleeved with white vinyl as well. One 4′ x 4′ landing with 16 steps provides access to the deck from the backyard, and a matching gate at the top of steps serves as an extra safety feature. Last but not least, we installed white Venus post cap lights on every other post of the deck and on every post on the stairway. This additional accessory ensures the space can be enjoyed well after the sun goes down!
